I’m not going to overclock immediately. I’m buying a monitor, ac wireless card, and speakers off amazon. I already have a mouse and keyboard. I’m going to need to find somewhere to pick up a Windows 10 and Microsoft office key.

Looks good, but I would switch out the V300 with a good SSD like an Adata SP550 or a Crucial BX100/200. Kingston did a bait-and-switch with the NAND in the V300 and the operation speeds tanked to those of a normal hard drive.

Different ssd, psu, and get an aftermarket cooler so you won´t need to reinstall the cooler. Get the keys off of reddit or G2A I guess.

What CPU fan would you recommend that would last years and years. What power source should I swap to?

Most fans will last years and years just by their manufacturer's rating. If you need a fan that will last for years and years in a dust storm on mars, get a Noctua Industrial PPC fan.

You can get a fair overclock with the 212 or a C7. Those 2 are your choice if you don´t want to spend too much.
