12700 build vs 12600K build?

Going to upgrade my CPU, Which build would you prefer? 
I've no intension of overclocking, Specially for now.

1ST BUILD 

I7 12700 with MSI PRO B660M-A DDR4 12th Gen Micro-ATX Motherboard

2ND BUILD

I5 12600K with MSI PRO Z690-A DDR4 12TH GEN LGA 1700 Intel ATX Motherboard

I'll be gaming on this build, But mostly I'll do 3D modeling and rendering stuff. 
One thing i've noticed about 12700 is it has only 2.2Ghz of base clock, but has 4.8Ghz turbo boost. 

So is that low base clock going to slow down anything compared to 12600k? specially when it'll come to gaming & rendering (I'll get good after market cooler of course)
 
And please don't suggest anything like 12700K or 12600 please, It's either too expensive here, or out of stock.

I went with 12700. More P cores seems better to me. The base clock doesn't matter, it boosts forever on properly unlocked power limits. So the difference is 100Mhz between them.

And what about the B series mobo that I chose? is it good enough for 12700?

Yes. MSI PRO A boards are good enough for the i7.

I was actually waiting for 13600K actually 
But because of inflation and many reason it's not a good option for me anymore 
New X series mobo came, it's 289$ In amazon, and it's 450$ here.
So i'm guessing 13600k would be something around 500$. 

12700 is still 370-400$ So I might go with this one.

13600k preorders for less than $400 so you should consider it
