Need help with low price set up

Hi! first time here, tought it was a good place to get help. 

 

I'm trying to build a low cost computer that could play game like World of warship and Heroes of the storm. 

 

I already have a GTX 770 and a 800w power supply, so what would be your suggestions for CPU and motherboard? 

 

trying to go no more than 400$

i3 6100, h170 mobo cheap

 

no. you can get i7 6700 (non k for 288$) pair it with cheap h170 mobo for less than 100

or get a i5 6600k for 227$ and pair it with a z mobo for oc
