Is this HTPC a good deal?

I saw an ad on craigslist, and I saw an HTPC that retailed for about $750. He is selling it for $325 fairly close to where I live. I made a PCPartPicker list you can find here. I'm curious if this is a good deal or if I should build something better. I don't mind building at all, this just seemed like a deal I couldn't pass up. I'm pretty confident I'm getting it, I just want to know what you think about it. I might add an entry-level graphics card in later for some nice gaming on low settings  :P. This will most likely be connected to just a 1080p TV I'm getting soon. I don't really want to keep using my PS3 for only Netflix, I can't really do much with it. Note some parts on the PCPP list aren't there because I can't find them anywhere. I put in the proper prices and links.

I say build an APU rig for that money.

There's no way an i3-540 should be going for that much.

You can't really get them anymore, so it's going to be expensive.

Is there a good build around $350 that would beat this in terms of performance and storage?

pretty solid for the money, able to upgrade easily and with a gpu it can play games.

 

I say, go for it.
