get a 4790 or 4770, keep your mobo and RAM, and enjoy.

 

if you're already getting a new mobo+CPU+RAM, why not Ryzen?

Ryzen is IMO better for gaming too, especially if you get a 1600, since you can spend extra money on a GPU, and minimum framerates (what matter most) are higher.

In your case I would go either with

Xeon E3 1231 V3

If you don't want to OC and you are fine with lower clock speed.

 

or

 

i7 4790k

If you want to OC. But even if you can't OC it makes sense over the 4770k because of quite a higher base clock.

 

Any of these should be quite"cheap" and good upgrade considering that you would just swap CPU and you don't need to upgrade your motherboard and RAM by going with Ryzen or KabyLake.

I found that I was going to be using more applications benifitted by single core performance so that's why I went with the i7

 

Would upgrading to at r5 1600x be a better upgrade?

It's likely that you wouldn't notice a difference between a hexacore R5 and the 7700K. The frame difference between curret 6c+ Ryzen and the 7700K seems large on paper, but really isn't noticeable.

A bit high but it's ok. 6700ks usually go for $300 or so hence why I said 4790k should be less but I guess that's ok.
