I5 6600K or I5 6500?

I am building a mid-range PC that I want to last for 5 years, with the only future upgrades being 1 GPU upgrade 2-3 years down the line, an SSD, and possibly jumping to 16GB of RAM. So this CPU will last me 5 years. Is it worth splashing out $150 more (including z170 rather than h170, a decent cooler, and the actual CPU cost) for an unlocked CPU? How much of a difference will it make to have a 3.6Ghz vs a 4.4-6Ghz CPU for gaming?

Having the ability to overclock will help keep your cpu closer to specs with cpus in the future, problem is.... moore's law... in 5 years that cpu probably wont be able to do anything more surf the web and email. Its just life.
