Will it work until 2018 - probably,

Will it max out AAA games in 2018 at 1080p - 100% doubt it

No I have travveled to the future and I can confirm that the bare minmum for a gaming pc is a 5960X 128gb of DDR4 ram and 4 way sli titan X.

No we really don't know but it should be ok at 1080p.

An AMD cpu has no place in a solely gaming build, end of.

Who knows what the future softwares might need and the purpose of your rig but if it's still the same with minor increments, I guess that would do and if you haven't made that build yet (not sure if this is posted in the wrong sub-forum), go for a 4790

Only engineers at Intel/AMD would be able to answer that question accurately, but the 4770k should be just fine for at least 3 years unless you demand the absolute best performance all the time. The 4790k>4770k, no reason to get the 4770k unless you have found an amazing deal.

The 970 you'll probably want to swap out in less than 3 years, depending on how DX12 shakes down and what games you play.

I'd go for the H105 or X61 over the H100i, but really any of the 3 will get the job done.

Go for a 4790.  It's got better power delivery, and performs slightly better than the 4770 for the same price.

I think the graphics card might fall behind by the end of next year. (For max settings 1080p 60fps) Games are becoming more intense every new AAA release. I think the 980 will suit you better, you don't really need hyper threading, and if it is for gaming only hyperthreading isn't helping you as much as you would think for its cost difference.

3 more years, I think the 980 can last that long, keeping your graphics almost maxed. The 970 really only has 3.5GB useable vram, and textures are getting more and more intense. In GTA V 4GB isn't even really enough. There aren't a lot of options out there for more VRAM on your GPU, so I would go with something like the 980 if you want it to last that long.

My recomendation? This build... Feel free to swap brands out if you wish, its kind of a baseline...

Stay with the 980 save by not getting 4770 and AIO cause the 4690k and 212 Evo will do what you need.

MSI Krait is cheapest z97 that can overclock well, and supports SLI if you ever want to double up on your video cards.

Memory is optional, i picked pny for its black finish.

I wouldn't go lower than a 600w PSU. You can get something a bit higher if you think you will buy a second 980 as well.

Edit:

I'd recommend getting 2 of the 1TB hard drives and putting them in Raid 0 for better load times in games.

Also get a bigger ssd than what I put, so you have plenty of room for programs, and you can put on 1-2 games on it at a time if you know you are going to be playing them more than others.

In all likelihood that should be a top-end rig inclusive of 2018.  You'll have 8 high-performance threads and a DX12 enabled GPU.  I would make two changes:

1.  Go with the 4790K over the 4770K; the former has better overclocking headroom on average.

2.  Get a 750W or better power supply so that you can add a second 970 down the line.

The single 970 will handle most if not all current DX11 games at high settings at 1080p.  For future games that implement DX12, you'll want the flexibility to add a second card to handle games released in 2017-2018.  Or I suppose you can always just upgrade the single 970 to whatever's available in a few years (Pascal?).

For the difference in cost between the 980 and 970, I'd stick with the one 970 now with the flexibility of adding a second down the road.  An overclocked 970 will give you great performance in just about any game today.  As for tomorrow, most AAA titles released in 2016 and beyond should support DX12, which will make better use of SLI/Cross-fire.  So if needs more performance, he can add a second 970 at that time at a lower price than today.  Actually, it's rumoured that DX12 will allow SLI with non-matching cards, and if that's true he could add the 970 of 2018.

would drop the i7 to an i5, the water cooler to 212 evo and you'll have enough money for GTX 980 or just do 970 SLI

If you say until 2018 then my answer is yes but confirm until 2018 then its doubt.

Do you think I should get a Z87 chipset or some other keeping in mind that I'd want to upgrade my pc in future

If you're getting the 4770k either Z87 or Z97 will work just fine, whichever is cheaper/has the features you need.

If you're getting the 4790k you will need to get a Z97 board, unless you are certain a Z87 board has the correct BIOS version to support DC/Haswell Refresh, or an ASUS board with USB BIOS Flashback (allows BIOS updating without POST or being within the BIOS).
