i3 7350k

i3 7350k OC'd really high if OP already has it will perform on par with a 7700K in single-4 threaded tasks.  ie it'll kick the crap out of the i5

Four physical cores over a dual-HT.

That said, you can always get a G4560, Z270 board, fast RAM, and still have more room to upgrade.

The full 4 cores will be much more useful in many games, slightly higher IPC and clock speed wont make much of a differnce.

i3 has 2 cores, i5 has 4. you could leave the i5 at 3.5 and the 5.0 i3 would still be worse

Unless AVX2 or FMA3 is involved, the i5 will be the better chip. Though with a significant clockspeed advantage, and HT to alleviate penalties with switching tasks, I'd imagine the i3 would hold it's own quite well too.

in most games yes, the core i5 will deliver better more consistent framerates...the max FPS will be higher with an overclocked core i3 and the average would probably look similar, but the core i5 will drop to low FPS less frequently and the minimums should be better in most games offering a better experience overall...that said, both of these CPU's will hold back a GTX 980ti considerably, i would recommend using the skylake/kabylake platform and getting a core i7-6700 or i7-7700 for replacement.
