I've already got a 4690k I dont have enough for Z170 so if I got x99 I'd have to get a used 5820k

Option 1 4790k + New motherboard?

Option 2 5820k + New motherboard

I might be able to get a 6700k if I a sold my 4690k and motherboard in advance (assuming it's bought)

Why would you upgrade a 4690K what are you planning to do?

A 4790K would fit in your motherboard if you have a 4690K. No reason to go to a Z170 if you have to purchase a motherboard in my opinion.

5820k > 6700k > 4790k performance-wise. However the best bang for the buck are either the 4790k since you don't have to change your mobo, there wouldn't be much of a difference between your current CPU and 4790k. The best option in terms of performance is the 5820k.

A 4790K would fit in your motherboard if you have a 4690K. No reason to go to a Z170 if you have to purchase a motherboard in my opinion.

if I upgrade a new motherboard is inevitable, its only a z97 sli x I'm probably gonna get a sabertooth Mark s if I go down the z97 route

You don't need a New board for a the i7 4790K.

That's pointless you would see a minimal difference and the GPU is what you should upgrade if you want better benchmarks

not with a used 5820k because skylake is new CPUs are still expensive but I can get a 5820k for £250 on eBay

If you want to upgrade, the most cost effective move would be a 4790K, a new motherboard would be a waste of money. If you just want bragging rights the Skylake groupies are more vocal. If you want benchmarks, go X99.

put yourself in my shoes I have a otherwise black and white build with some ugly red motherboard. It's just common sense to get a new one

If that's the case, then I think the best option is to evaluate your priorities. 

If you want to crush benchmarks (I'd prefer smoother gameplay or the game to look prettier, but whatever), then get yourself a more powerful graphics card. A new CPU will make minimal difference in benchmarks, whereas a new video card (or a second one for SLI), would provide a much larger increase in score for pretty much any graphics benchmark. If you must have a new CPU because you feel impotent, even though the 4690K is one of the best chips for gaming, then a 4790K might not be a bad shout. It'll provide very little increase in benchmark scores, but then again, so would the other chips.

MY EYES!!! :lol:  I joke of course. You'll get no judgment from me. In your place I would go X99 if I was going to switch from a Z97. Mainly because you can't stick this in a Z170. And lotteries happen.

Theres only problem GTX 970 HOFs are so rare now days trust me if I found another one I'd buy it there and then

For the cost to upgrade the motherboard and processor (I did see that you wanted a white motherboard, in which case the MSI Z97 SLI Krait Edition is pretty good), you could sell the 970 HOF and get a 980 Ti HOF. I'd like to see a processor make up for the performance gap between those video cards.
