Best bookkeeping program for Landlords? (Not Freshbooks plz :P)

We've been renting out a couple of properties for a while now but due to recent circumstances we'd like to introduce an accounting program that can print invoices and allows us to print and mail or save as PDF and email their accounts + balances outstanding. For the while regular Office invoices have worked out (and lead up to the creation of one insane-mega excel spreadsheet  with the different accounts in), but what we want to use it for; Office just doesn't feel suiting anymore. 

 

Please give your suggestions? Preferably programs that dont automatically assume your currency as US without giving you an option to change it

The last time i used their trial for a small side-business I just preferred something that was on the local machine rather than online.

Freshbook's just didn't have the local-support options i was hoping for it to have as i dont live in any of the countries nor continents their support is located on.
