Which of these CPU's would be better for a super low budget gaming system?

I am trying to build a low budget gaming system for my brother-in-law,he want to be able to play any game out,but does not care about settings as long as it will stay above 30fps.

 

Now i have 2 options.

 

1.I have an HP 775 board and 8GB DDR2,and i could do the 771 mod and use an E5450.(i have checked and the board supports the mod)

 

2.i have an Athlon II x3 425,and i may be getting an msi 970 board from a coworker next month,i could take that and try to unlock it to a Athlon II x4 B25,and then mabye a small overclock if it will let me,but that also means i would have to track down some DDR3,because i don't have any spare DDR3.

 

 

Which would preform better for gaming?

771 mod.

 

but i am bais towards intel and against amd.. keep that in mind ;)

138 is a good number.
