I'm Getting Low FPS in Skyrim

Here's the deal; I just got my new gaming PC and below are the specs. I've managed to get Skyrim on but nothing else due to slow download speed. I tried playing it and max out at 60 FPS but get an average of 30 FPS going even down to 18 FPS during any intense action. I've gone with vanilla, modded, checked my Graphics cards settings, nothings working. Playing on the lowest settings gives me an average of 51 FPS. please help. Setup Below:

 

GPU: GTX 980 4GB

8GB of ram

CPU: 4670k Intel Core i5

1TB Hard Drive

250GB SSD

Asus ATX Z97 mother board

Basically a Great Computer more than capable of running skyrim

 

I just don't understand why it's acting like i'm using a laptop...

What resolution are you running?

Desktop> right click> screen resolution> Advanced settings> Monitor> Screen refresh rate> make sure this is the highest option.

What resolution are you running?

I almost never get frame drops on my rig with the same specs. even with >1440p DSR

I'm running at 1080p and have been switching back and forth through settings to get something good.

Can you send a picture of the back of your computer.  If the wiring is not correct, that is your problem.

Can you send a picture of the back of your computer.  If the wiring is not correct, that is your problem.

sorry i can't but it is hooked up to the back of the GPU in the HDMI port

ok as long is its not plugged into the motherboard.  Also, how much was the cable if it was only like a dollar a foot it may be HDMI1.0 which (I think) can only do 30fps.  Don't forget to go to Desktop> right click> screen resolution> Advanced settings> Monitor> Screen refresh rate> make sure this is the highest option.

It's actually Display port put in the display port port but then adapted to HDMI with an Adapter for the display. and it's on max. but the HDMI cable was a high 30 bucks

HDMI can do 1080p @ 60 FPS, just not anything higher.

 

Have you installed the latest drivers OP?

do a fresh install of the GPU driver

make sure you have the latest drivers, and then verify the game files in steam (or whatever client you use)

It may be your adapter is limiting it.  And did ytou change what i have been telling you to? Desktop> right click> screen resolution> Advanced settings> Monitor> Screen refresh rate> make sure this is the highest option.

Thanks for the help. I'm installing another game (Payday 2) and i'll see if i have the same problem. and hes i did do this:

A couple of other things you could check:

Check Power Options in the Control Panel to see if Windows is in power saving.

Use GPU-Z, AIDA or something similar to check memory and core clock on the GPU (check while in game). It could be throttling, thus causing issues.

ok so all my other games run at super high FPS Payday 2 runs at the max 135, and all my other games are going well over 100 FPS. but skyrim stays at 18. with no mods. and i don't understand why it's doing this.

Just try re-installing I've had this issue before and it fixed it for me.

Reinstall the game and try again. Of this didn't GO to preferences>boot options>"CPU_core_(# of cores)>save>launch again
