Or just assume the cooler you're buying has been received by the store after 2018 (which is very highly likey), so you can ignore the warning.

Unless the store you are gonna use is small and in remote location, yes. Besides, you can check from store page/ad what sockets are supported.

Yes. If you want to make sure, contact the store for confirmation that it comes with AM4 mounting hardware.
