Slow 360 speeds on new Google Wifi Gen 2

So just installed a new Google wifi (2nd Gen) after airport extreme crapped the bed after 5 years. Noticed immediate slow speeds once I got the 360 slim connected to new router. And at the time it wasn't connecting properly to xbox live.

I have since opened the required TCP and UDP ports and it now see's Live, but the speeds still suck (2mb down and only 1mb up)

All my other device get the normal 110mb down and 10mb up (spectrum)

 

I also swapped out the easy to do Wifi module (ifixit rocks on that simple tip)......and still getting same crap speeds.

 

Any suggestions??

To add.....only 20ft from the new wifi with 2 simple walls in between.
