Gaming streaming and possibly VR build

Hello,

This will be my first ever pc build and I would really appreciate some help coming up with a parts list for a gaming pc. My budget is $4000 Canadian but could possibly go higher due to the need of Peripherals (Keyboard,mouse and one monitor).

I live in Toronto and I would like to buy locally if possible but I'd be willing to buy stuff online if the price is good.

It'd be for both. Yeah I would like a mid tower case, I just looked it up and I love the design. I would probably go for the black instead of white though (personal taste).
