Stellar gaming PC, low fps. PLEASE help.

I am at my wits end. I have (what I think) is a fantastic gaming PC, but any game I throw at it is only getting 30fps. I have tried everything. Updated BIOS, reinstalled drivers, upgraded PSU (today), installed faster hard drives. Specs:

i5-8600k
16gb DDR4 Corsair RBG Pro 3000mhz

GTX 1080

 

why is this computer not doing more? Please. Send help. I am at the end of my rope. I just want to game.

Did you plug the video cable into your motherboard rather than your graphics card?

Are the fans on the graphics card spinning?
Graphics card installed in the top PCIe slot?

Make sure you are running your games on Full Screen (e.g. Full Screen on one monitor).

Windowed Mode can throw the GPU off, and cause it to run at idle/Desktop or 2D profile/frequency.

What CPU cooler are you using?

The i5-8600K should not come with a stock cooler...being a Intel 'K' part number.

I am wondering if the CPU cooler / heatsink is improperly mounted, and is causing the CPU to thermal throttle when in-game (e.g. under heavy usage / load).

 

Also, I am a little confused why you paired a 'K' part CPU with a lower-end B360 motherboard.

(e.g. the i5-8600K is an overclocking enabled CPU, but you bought a motherboard that DOES NOT support overclocking).

The CPU stays under 55 C in game, so that shouldn’t be an issue. I actually remounted it today when I upgraded the PSU. The cooler is a CoolerMaster Hyper 212. I also don’t OC the CPU as I don’t really have a need to at the moment. The cpu is well under load while gaming as is.

Okay, so we can rule out CPU temperature as an issue.

As @Slottr mentioned, we will need to see what the CPU / GPU usage is like under heavy load (e.g. in-game).

In your Task Manager screenshot, your CPU looks to be clocking up to speed properly, so we need to see if your GPU is behaving normally now.

 

MSi Afterburner, and GPU-Z (Sensor tab) should be able to log / monitor GPU activity.

Run your game for a few minutes, and check the logs -- share them here if you can.

It seems I have found the problem. The 1080 flies up to 90 percent after a minute in game. The memory clock is stuck at 405mhz. Fml.

I turned GTA V to all normal settings, and its sitting at 36fps. It's not running super high in task manager, but I feel like my memory clock should be higher.

Yeah, 405mhz is a problem.

Check what the memory is running at in a different program, like MSI afterburner or hwinfo64 to rule out software error reading/displaying the memory frequency.

 

If you have any overclocks on the graphics card, remove them. Run it stock.

Run DDU (display driver uninstaller) then reinstall the latest drivers from the Nvidia website.

 

Also run gpu-z and post a screenshot of the specs it reports for the card.

So after further testing, dropping my overclock will drop my FPS in furmark, which is strange.
Without overclocking, my card should get 90FPS average on furmark, its on 60FPS atm.

With overclocking, my card should get 103FPS average on furmark, its on 65-68FPS atm.

So, it lead me to believe its not a FPS limiter, but rather, driver or the gpu itself.

Full time technology enthusiast, part time IT.

GPU load is at 100 percent, mem clock stays the same. Think I have a dead card. RIP.

The GPU Memory (VRAM) should not be running this low.

For some reason, the VRAM is locked at idle / 2D speeds.

 

Could be a wonky vBIOS -- I would get an exchange / refund.

If the last poster is correct in that it's a wonky vBIOS you COULD try to fix that yourself.
I did find this, although if you use a non-validated vBIOS (aka VGA BIOS), you could void your warranty.
Also I did find this reddit post with the same problem and they just ended up RMA-ing it :

In the meantime, IDK try applying an overclock of the "real" clock speed it *should* be at in MSI afterburner?
