Dual Monitor setup. Primary 1440p 144hz monitor wont play games smooth in borderless

Hello.

System specs:

I7 7700k

16GB T-Force Ram

Gigabyte Auros Gaming 5 Mobo

GTX 1080TI Hall of Fame (Galax/KFA2)

WD Blue 250gb m.2 sata

WD Black 1 TB HDD

Corsair RM750w PSU

 

So this is somewhat of a last ditch effort. Ive been having an issue with my primary monitor (XB271HU), when playing games in Fullscreen it runs smoothly with Gsync running fine. As soon as i have a game in borderless there is definite frameloss and its is not so smooth. Ive tried pretty much anything i could find online at this point. Ive done a DDU. Ive enabled integrated graphics and plugged the second monitor into the mobo. Tweaked nvidia settings. Ive made sure windowsis picking the monitor up as 144hz. Ive exhausted my options and im at a loss. I would greatly appreciate the help from this community.

Change Gsync to work with borderless and windowed in Nvidia control panel

 

Games are known to run shitty in borderless though

 ive already done this. has not resolved the issue.

Tried disabling game mode and the xbox apps?

Yes. Tried with and without game bar amd xbox app. Ive spent a couple of days looking through threads that are a year or so old.

Having 2 monitors and playing games in fullscreen just isnt very enjoyable. I like to tab out and in quickly between rounds or tasks. Fullscreen is a is quite slow for tabbing
