Much better CPU; worse (but still good) motherboard, 1 stick of faster 8GB RAM (upgrades?), better video-card (but no FreeSync, can use AdaptiveSync?), cheaper, but semi-modular PSU (still decent quality).

Or this for 4c/8t (instead of 6c/12t) and 1060 (instead of 1050Ti):

1. Get a B350 motherboard

2. Get higher clocked memory (3000MHz+)

3. 1TB HDD

4. I'd personally get a 1050TI with a not so expensive cooler, but it's your choice

I got the X370 motherboard with such a cheap CPU because AMD will be supporting AM4 for there future releases so I wanted a “high end” motherboard.

Don't mind if I ask what parts u can recommend for a budget of SG$2000 ( US$1=~SG$1.4) for gaming at 1440p, min 60fps avg 100fps, non-AAA titles like R6 siege rust etc. and for light video editing.

You can get a way cheaper PSU. CX/M 450/550W. That's a rather expensive case for a budget build. You should be able to get a 1/50 Ti into the budget. You can get cheaper 1TB drives. Try to get the SL308 or MX300 250GB, the extra space will benefit you. Get a single stick of 1x 8GB >2666 MHz RAM. The motherboard is absolute garbage, change it to something that isn't.

What’s wrong with the motherboard

https://pcpartpicker.com/user/ZIC/saved/LJPTWZ

The motherboard has the worst VRM of any B350 board. As well as MSI's other AM4 issues.

I should also add that the B3 Series of PSUs is dangerous, if Tomshardware's B3 Reviews (in plural) is any indication

Could someone find a fully modular PSU then

Why would you need a fully modular PSU? Unless you will replace the cables, it makes no sense. CXM is semi modular. The Photon is currently the cheapest fully modular good PSU
