new build for 3d rendering with lumion 3D(what cpu should i get and gpu)

ok so here's the deal, i was asked to build a pc that is for rendering 3d models for my friend as she is an architect. she has a budget including the monitor. i have most of that picked out but im not sure on the cpu/gpu.

im not to familiar with the intel xeons as most of my build have used skylake or 15 4690k's so should i get a xeon? if so, id want that cpu under $400, but is a xeon under 400 good? would i be better off going with skylake?

im also not familiar with the nivida quadro series as i usualy just do gaming builds, now ive heard for gaming they are a** but what about for rendering 3d? the program she is useing to render is lumion or something... is about 4,000 apparently. im wondering for about $1,300 for rendering lumion, would i be better off with a qudro of similar of a titan x or 980 ti price or something that would be able to render this at 1440p with not much issues?

also about that graphics card, should i post this in gpu threads? as i don't want to spam.

5820k would be better with that budget, more cores, quad channel ram, good all around.

Intel 5820K OC@4.7 / MSI Raider X99 / 32GB Corsair Dominator 3200mhz / x2 EVGA 980Ti Hybrid OC @1468 / Corsair Vengeance C70 (OD Green) / 2x Samsung 840 Evo in Raid 0 / Corsair RM1000x / Corsair H110i GTX  - Firestrike Score – 26156 (so far, lol)

Quadros are simply better suited for these tasks, because theyr factory tested and optimized for professional rendering, due to theyr pre-packaging simulations and calculation procedures. They might be crazily expensive, but they have theyr reasons, and its called quality control and optimized technology and coding environments.

According to their site, they are more concerned with the amount of video ram available. They recommend the 980ti.

well the quadro m4000 has 8gb of vram while the 980ti is usualy at about 6 gigs... so i think the quadro m4000 is a little better just all around for this kind of use

You could probably get away with a fast i5, you won't need the 6 cores to use Lumion as almost all the rendering and effects are done on the GPU.  A stock i5 6600K, will most definitely keep up with a 5820K, probably beat it because of the higher clock at stock speed.  You would lose the quad channel memory though, that would have some effect as well.

980 ti has more graphical horsepower than the Quatro. The Quatro has some extra features that the 980ti doesn't that I'm not entirely sure are applicable or not. Both cards should work pretty well with the amount of VRAM they have but I would expect the 980ti to be faster because of it's rendering horsepower.e

Edit: I put a list together out of sheer boredom...
