Change that CPU cooler to something else, like a corsair water-cooling or a Bequiet.

why get an unlocked cpu if your mobo isn't meant 4 ocing, it's not a z170 chipset mobo + http://de.pcpartpicker.com/p/pFFdpg (u can remove Hyper 212 if it's over your budget. probably even won't make any difference)

Dunno if you're from Germany or not, but if you are definitely check out geizhals.de. Will give you much better prices than pcpartpicker.
