well you are getting 1.312v under load so that is a bit much for a stock cpu lol... i guess for a 240m its too high.. set vcore to  1.2v in bios and then see what temps you are getting under load :)

your temps are good, really good no need to worry about them

i don't live in the hottest place though, room temp is around 65 degrees Fahrenheit

Low 80s is fine. 90+ is where you need to worry about scaling back the OC or not running too stressful of a stress test like Prime 95 or look at upgrading your cooling. Of course lower is better but 80s shouldn't be causing stability issues, if there are stability issues its issues with the OC and not with the temps.
