GPU preference

I was building my new rig and i was onto the stage of selecting a GPU. Which GPU would you think is the best for under 400$ that can last for at least 6 years, and run games high to ultra settings. I was going with gtx 970 superclocked edition, but it can barely hold up to 70fps on ultra settings, and at 40-50 fps in son of rome.

you can't really get any better than the 970 for that price unless you can find a 780 ti for that price

970 or 780ti are the best GPUs that fit that budget.
