Reliant on the spec for the projector, if it is only 1.4, it'll only go up to 4k30.

I... don't think that's correct.

You're talking about this projector here, correct?

https://www.epson.com.au/products/projector/EH-TW6100W_Specs.asp

It can possibly take a 4K60 input signal, but even if it can, it's downscaling it to 1080p60. The native resolution is literally 1920x1080, so the lens itself will never output more pixels then that.

In fact, the product page, nor the specs page, does not reference the term "4k" at all. Same goes for HDR. HDR10, the basic standard HDR for movies, wasn't even released until 2015.

I also see no mention of 120Hz, let alone 240Hz.

Considering this projector came out in like 2013, I'd be shocked if it had any of these features. The fact that it has built-in Wireless HDMI is actually quite incredible for a projector of this age.

I have a feeling the previous owner lied about what the projector can do, or was seriously mislead himself.

A couple of questions:

Do you own or rent? Are you willing to cut holes in the wall, or put stuff on the wall/paint that could damage the paint when removed?

If no to both, then your options are limited, and I would just use the built-in wireless HD option. The specs says it does 1080p/60, which while likely compressed, is the native resolution and framerate of the projector. If you want better quality than what the Wireless option gives you, you need to run some kind of wire (either an HDMI cable, or HDMI over Ethernet which can use a Cat 5e/6/6a cable.
