Looking to build a new machine

I am looking to build a new machine and needed to get a good estimate on the right parts and good items in the range of $700-$900. I can go above this if I need to so a couple of parts in places would be great such as better graphics card, more memory, or better processor. I do play games and though I don't need a "gaming machine" I do need something that will play what I play well. 

 

I don't do anything major intensive mostly MMOs like WoW, Rift, Fallout 76, Vermintide2. I do also play standalone like Fallout 4, Witcher, and Middle earth.

 

Right now I have a i5-3470 COU 3.20 GHz, 8 gigs ram, with a GTX 760 with windows 7. I have a download of win10 waiting to add to my new computer and 1T drive and external 1T drive as well.
