Neighbor wants to GAME

Okay, so here's the quick run down...my neighbor wants a PC that can max GTA V, keep over 60fps, run mods on it, and keep it reasonable. I have come up with two builds and was hoping you all could look it over or make a build of your own to show me.
Try to keep it around $800 USD.

I'd go for the i5-4690K build, mainly because it'll last longer than the i5-4460 build. Get a 120GB SSD as the boot drive, and keep the 2TB for all the games and stuff.

Id get the 4460. There is no use for the k as the mobo can't oc. Id also suggest just using the stock cooler

Id also get a lower power psu like a 500w and a slightly cheaper one too. Id also get a ssd.

Here is a quick build I came up with that is within his $800 budget. If able, I would hold off and get a GTX 1070 that is launching here soon. They will likely be sold out for about a month or so after launch, so if you can wait until mid July to do the build, i would to that and get a GTX 1070 over a 970.

For an extra 5 or $10 you could change the 6400 to a 6500 on the build I linked. It is on the newest platform with the newest CPU's and RAM available.

And as others have stated, with not over clocking the stock cooler that comes with the non K CPU's will be just fine.

One thing to note with the 1070 over the 970 is it will be ~100 more as they are anticipated to launch in the 350-400 dollar range.

First of all, you wait until the 29th of this month.  The RX 480 is being released then and we can get some benchmarks.

 

Why do you have DDR3?

 

I threw in an i7 because you might be able to squeeze it in with a RX 480 if the benches are good.  The 480 is poised to outperform the GTX 970 and close in on the GTX 980.

Buying a $300 GTX 970 is a really bad idea right now.  Same with the GTX 960 and R9 380 and 390 and 390X and GTX 980 and FURY .
