So i been thinking for some time, but is it a mistake. a lot of people keep saying Xeon cpus are for servers (or something like that)..

I've watched linuses video about it still can't decide.. 

Is it still good for modern games? and future games?

I don't want to go with 1151 cause i'll need new MB/RAM.. and i don't feel like it lol

the only downside to a xeon would be the inability to overclock, like a locked cpu

they perform similarly otherwise

some xeons are priced much better in terms of performance than some core i7 or i5s, like the Xeon 1231 V3 (or something)

Agreed, It's as powerful as all other haswell cores, just clocked slightly lower!

Yes, it's just a lower clocked i7 with a few minor (unless you're using this as a workstation) extra features

4770=turbo up to 3.9ghz (3.4ghz base)

xeon=turbo up to 3.7ghz (3.3ghz base)
