So lately I've been playing Assassins Creed: Rogue and Watch Dogs, both great games, but it makes it hard to enjoy when every once and a while, the framerate stutters, like just a really quick but heavy lag. What could be causing this? I have decent cooling, a solid graphics card and a great CPU. Also, there seems to be a lot of frame splitting when I play Assassins Creed but not much in Watch Dogs. Any help would be greatly appreciated

Build:

CPU - i7-4790k

GPU - MSI GTX 970 Gaming Edition

RAM - 16GB Ballistics

HDD - 2TB WD Black

Mobo - ASUS Z97-AR

CPU Cooler - Corsair H60 Hydro Edition

PSU - 750W EVGA 80+ Gold

I was hoping that was the problem haha. I haven't had issues like this for other games, i was just freaking out because it didn't happen to my other AC games

Yep as above, any Nvidia Gameworks game just avoid. They dont work at all it seems.

yeah well watch dogs is very well known to be a badly made game, it runs like shit for almost everyone, I have to run it at 1080p or it stutters like crazy though I can get it to runs smooth (ish), its unplayable at 1440 for no reason really

not sure about rogue but I know unity suffered TONS of problems with the port

While i don't play these specific games, i have noticed that turning FXAA and VSync off helps, or in my case fixed my stuttering in Ghosts and Advanced Warfare.

A water-cooled mid-tier gaming PC.
