Help! What cables should I buy to extend my peripherals?

I need help with understanding how to use my computer in both my gaming room and then the TV room. 
The distance between the two rooms is around 10m but will require 20m of cabling.

 

It looks like I will require a HDMI 2.1 Fibre Optic cable to achieve 4k 120hz-144hz at a 20m length, which is fine.

 

The thing I am have trouble with is how to transfer the USB from one room to another, I will be connecting a USB hub that will have a mouse, keyboard and Xbox controller receivers.
I don't want to have crazy lag as it will be for gaming, what are my best options for getting decent USB latency:

  • Active USB 3.0 cable?
  • Fibre Optic something?
  • Or something else?
