Weird lag..

This is my system 

 

GTX 770

 

i5-4670 CPU @3.40 GHz

 

8.00 GB RAM 

 

Driver version: 334.89

 

OS: Windows 8.1 Pro

 

and I've tried Assassins Creed 3 and it will go to 60 then drop as low as 29 or 30 repetitively. Bioshock Infinite 60 fps then will drop to 30 and back up to 60 repetitively as well. I've tried turning framerate lock off and it will get a 100+ then still drop to 30 or 40 then jump up repetitively. Bioshock would run fine but it for some reason bounces around everywhere fps wise.

it looks to me it's the function of newer vsync. there's a new feature that I forgot what it is called, it will limit your framerate to 30 when it drops below than your monitor refresh rate (most case, 60Hz vs 60fps). This has been the case in AC4 as well.

vsync, in game or in driver.
