Just looking on Newegg, it looks like one can get an I7-7700K for about $350, and not have to replace the motherboard yet. The 3700X will probably be faster, but the motherboard change would add another $100 or so.

I want it to be future proof for atleast a couple of years, so I don't mind buying another motherboard

In that case it may be worth considering getting a cheaper AM4 CPU and spending the savings on a very good X570 motherboard, with a plan on upgrading the CPU some time after AMD starts promoting the follow-on socket. That should keep you in good performance for a couple of years, then you should be able to get a far better CPU than is available now for a decent price.
