Build 3500usd workstation + gaming build with free cooler, Good enough?

I am planning my new build, which I will be upgrading soon. 

Location : India

Budget : 250000INR , Around 3500 USD

Use : 50% Gaming + 50% 3D modelling and Rendering.

 

Attached below is the. PCPartPicker, should i go for this or an i9 9900k build. Btw cpu cooler is free with the motherboard

Would avoid this cooler, but other than that it looks good.

Will probably go for an NH D15. This one is free with the motherboard
