In motherboards, what does windows 8 ready means?

does it mean that it has an windows 8 already instal to it? or compatible with windows 8?

are there gonna be games not compatible with windows 8? like total war's? etc.

or is it just gonna be like windows 7? where all is compatible?

Your OS gets installed on your hardrive, not your mobo; so most likely compatible.

It simply means that the motherboard is guaranteed to work with Windows 8..

The vast majority of games that worked on Windows 7 work on Windows 8. The one or two that may have issues tend to be somewhat obscure titles.

It means that if laptop is sold with win7, you can upgrade it to win8 without any problems. Some companies offer free or decreased price on upgrade, but that you have to check with retailer.
