Nah, I have a 7700k too and the OC on it isn't worth it for games.  What you get isn't worth the extra heat in my opinion.  If you are seeing the performance where it should be then try out the games you want to play now and they will run much better.

Make sure VSync is on fast as well.

bro I added some memory clock speed and gpu boost MHz now is on 170 fps max

if I add more clock power I need oc my cpu too?

btw I got corsair gtx h100i v2

V sync sync the farames your GPU spits out to the refresh rate of your monitor, to cut down on screen tearing. There are some options that will lock your fps pretty low, so turn it off (you won't notice screen tearing at 144fps) or set it to fast.

One thing at a time.  Don't mess with the CPU till you get the GPU sorted and like I said before, even then I wouldn't bother with it.
