Hey there,

I have a home server using unRAID and loving it. I have a self contained flat in my former basement and I have a gigabit connection to my home and want to share the internet with the potential tenant downstairs while keeping them from accessing my server.

I would have setup passwords etc on the server but when I try to access them in windows (which most people use here) I can't get access.

I have 7 Ethernet ports in the apartment downstairs and so I was thinking of getting a separate router and hub and connecting the flat that way BUT I need to know how to enable them to access the internet without accessing my upstairs local network or server.

Cheers in advance!

Best way to do this is likely to get a managed switch and setup VLANs on the ports for those customers and allow them to only access those VLANs. This switch will need to be a Layer 3 switch to allow for you to have a DHCP server configured unless you plan to put a router behind the switch port.

EDIT: What a VLAN does is create a virtual LAN. Basically it segments each network on a VLAN so they can not see each other unless you specify a route inside the routing table to allow it.

Example: VLAN 100 would be network 192.168.1.0/24

VLAN 200 could be 192.168.2.0/24

Neither of these networks would be able to see each other.

Another option other than VLANs is to call your ISP and ask them what is required for them to allow multiple accounts at the same address. Let them know that you have an apartment in your building. Most ISPs just need to know that a building is multi-tenant (yes even you as the main occupant of the building would be a tenant in their computers). They may require you to provide an apartment number for your account, so that they can tell the difference between you and your future tenant. This is more or less the same stuff that you have to do with the local postal service so that your tenant can get mail - and also any paperwork from the local postal service would be your proof that this is now a multi-tenant dwelling.

Once this is set up, when you have a tenant move in, they would call the ISP to set up service. If it's DSL or fiber then the phone company would have to run a new phone line or fiber to the building. If it's cable then they would just install a splitter right outside the house.
