Hi guys, I am going to be building a PC in a month, which is mostly going to be used for gaming; and I could really use some help. I am on a tight budget, which is where lies my problem. Right now, the perfect budget for me includes an i5-6500 with a good B150/H150 board and a GTX 1060 6GB. This build fits my budget perfectly without causing a huge hole in my wallet. However, IF NEEDED, I can squeeze in an extra 100$/150$, and go for either:

A) i5-6600k with a good Z170 board with a good cooler and a GTX 1060 6GB

B) i5-6500 with a good B150/H150 board and a GTX 1070

Now for my need; I am going to be gaming at 1080p 60fps for the foreseeable future, and the earliest I will be upgrading my build, regardless of the option I choose, will be in 3/3.5 years and I will be spending about 300$ at that time. I will think about 4k gaming if UHD monitors get as cheap as HD monitors are today. I am hoping for my processor to last me atleast 2 GPU cycles. Will the i5 6500 last me a good 8 years, or am I better off getting the 6600k if I plan to use it that long? Also, is the 1060 enough for 1080p gaming with high settings, or do I need a GTX 1070? Considering my upgrade time and gaming requirements, would you guys suggest my initial build is sufficient, or would I be better off spending the extra 100$/150$, and if yes, the which option should i go with?

If you want the longest lasting CPU in your pricerange, get the i7 6700 (nonk) a cheap motherboard, and a gtx 1060. then just upgrade the GPU every few years. an i7 should last quite some time for 60 fps gaming, even on the most CPU intensive titles

A 1050 is enough for 1080p, a 1060 is perfect. At 1080p, a i5, especially a locked i5 will bottleneck a 1070.

Is a non overclockable i7 better than an overclockable i5? Which would be a better option in terms of future proofing the CPU?

depends how hard you overclock the i5 and which games you're playing. but in terms of future proofing, definitely the i7. more and more games are being able to use more than 4 cores/threads, so the i7 will pull way ahead especially then.... but both of these processors are pretty overkill for 60 fps gaming.
