i7 4790K will do nicely and it's not too expensive. Overclocks nicely with DH-14, you can easily get 4.6Ghz without water. Speaking from experience.
Almost no difference between DDR3 and DDR4.
10% difference between 6700K.
i5 is just a name. 6600k is quad core that's NOT hyperthreaded and it's just clocked slightly lower.
Get a K version to OC in the future, or even right away.
Studying Computer Games Development at Uni right now, and 4790K was and still is doing ultra well.
