Here, spec wise you will need to downgrade the RAM stick

Well that doesn't really matter but the more important issue is that he has sodimm/laptop memory in that part's list

If it's older than 4013 ask the seller to update it unless you've a sandy bridge CPU. Also you picked a so-dimm stick... that's for laptops and unless you get a so-dimm to dimm adaptor, which won't be worth it, pick a regular dimm (example: http://pcpartpicker.com/product/rtPfrH/patriot-memory-pv38g160c0rd)

That's probably from before the 3rd gen CPUs were launched. There are plenty of 3rd gen chips on the CPU support list, including the 3470S.
