I need a new cpu, for high graphical demand

i am currently modding call of duty black ops 3, My current cpu is an fx-8350 and isn't good enough for this. The level design program is very cpu iand gpu intensive i have a 970 gpu, but would love a recommendation for a good cpu that can handle detailed light compiling, and model rendering, as the program only utilizes the gpu in certain aspects, thank you

 

budget would be around £250 - £300 

I will get a new motherboard if necessary

Honestly, your best bet would be a 6700k, but thats over your budget. So you will need to go with a 6600k and OC it to the maximum you can to squeeze every ounce of performance out of it.

i5 6600k should be enough.

The motherboard would have to fit in that budget, or is it just for CPU and you deal with the motherboard later?

You may consider the i7-5820K for rendering, then, although admittedly cheap motherboards will be scarcer in the 2011-3 platform, and you may have other reasons to go Skylake anyway.
