OBS is free and easy to use and has minimal system impact.

To suggest other options:

 

If you are on Win10, just hit Win+G, a popup will ask if it a game, pick yes, and you can record the app with audio. You'll end with a video file under Videos folder. Settings for it are under the XBox App > Settings > Game DVR.

 

However, if you want a small footprint, more options, and it is also not a game, you have Camtasia, but it is not free.
