Third : if you can afford FX 8350 + GTX 1080 than you can afford i5 + GTX 1070, I can become more specific about CPU and GPU if i know your budget and location.

Forth : If you are going to play games extra core ( more than 4 ) and threads are not going to help you, 4 solid cores is enough. What do you mean by light work station ? what kind of work you are going to do in your PC.
