Then other question, why the 6700?

Because it's about 10% faster -- but if your GPU isn't already maxed out then it's definitely not worthwhile since it's more than 10% more expensive and the benefit from a better gpu will outweigh the benefits ofthe 6700k.

motherboard doesnt matter. its a pre-built from bestbuy years ago. im making a custom

What I'm getting at is, if it's a decent motherboard you can just upgrade to the i7 on that platform. Some prebuilts come with solid motherboards, so if you happened to have a 3770k compatible board, I would suggest going that route instead.

you will likely need a new motherboard to support the socket of whichever cpu you want. 4790k is a good cpu for overclocking (from what i have heard of), i have not heard so much bout the 6700 though. Gpu you plan/already have with it?

He has a GTX 960 currently

Gaming is my goal. Why xeon?

Because you get a locked i7 at the cost of an i5. And for gmaing you'd be much better putting the money you saved by going with a Xeon E3 1231v3 towards a better GPU.

In that case I would go with the skylake(6600k for gaming, 6700k if you need more)/z170/ddr4 upgrade.  The newer platform doesn't offer huge performance gains over the haswell architecture, and I don't know if they will keep using the 1151 socket in the future but they probably aren't going backwards.

my work in progress

i5 6600k  //  16gb g.skill ddr4 3000  //  evga gtx 980

custom water loop

is there a xeon that has 4GHz clock speed like the i7-4790k, but is cheaper? and also, is there an 8 core xeon for cheaper? or it that just wishing

you don't need 4ghz. A Xeon E3 1231v3 @3.5ghz is more than capable of handling gaming. Especially with a 960...a locked i5 is a more appropriate CPU to pair with a 960, so like I said, I would really suggest putting more money towards your GPU than your cpu.

Turbo boost... probably up to 3.9
