This is my first build so sorry if ive made any rookie mistakes but here is the parts list for a workstation i am planning on making. Any help would be great. Ill also be using it for my flight sim which is cpu intensive so i want to overclock my cpu to close to 5ghz. Im in Singapore with a budget of around 1700 for the pc. I have a mouse and speakers at home and im going to get a 27"ish monitor locally.

Saved you $130 thus far and you got a GTX 970 now in the build.  But with that $130 I have to add a psu but there are many options ranging from $59 to $89 so.

Now with a psu! http://pcpartpicker.com/part/corsair-power-supply-cx750m Still saving you $61 or so after you get the rebate.  The Corsair psu supposedly is a SeaSonic rebadge.

Also added the http://pcpartpicker.com/part/gigabyte-motherboard-gag1sniper5 which was cheaper than your other board but requires a $100 MIR.

I still think there are many other good boards out there for far less that you could look at and OP are you ever going to go 3 or 4 way SLI?  If not you don't these more expensive motherboards.

Here, I think you should get an 212 EVO with a better case. I went over budget by a tad bit.
You have to add the case yourself.
