1. Budget & Location
I live in Alberta, Canada. My budget is $1400 CAD With a monitor. So include a monitor

2. Aim
pretty much all the new games AC unity, DOTA 2, CSGO whilst streaming, recording and rendering.

3. Monitors
I will use 1 monitor try to keep it under $150 or something the lower the better

4. Peripherals
No OS and key bored or mouse just the monitor is what I need

5. Why are you upgrading?
Because my laptop broke.

Keep in mind I will buy my stuff from Memory Express and they have a price match.

Also if you can make the case http://ca.pcpartpicker.com/part/fractal-design-case-fdcadefr4blw It would be good.

Is it possible to add a i7

I did, but the budget went up as a result. If you want an i7, I can make alterations to bring the cost down, or keep it the same and you can take a shot for $1576, your choice.

$1500 is the best I can do without sacrificing future SLI. You'll want the 16gb of RAM, and the i7 for serious streaming/rendering things. But I assume you'll also like the option for SLI in the future. The SSD and HDD is as low as I'd go so no savings to be made there.

From all your guy's help I have come up with this. I have a question about it will the Cooler Master CPU cooler do enough? Do I need a better cooler or not? if it gets too hot can I change coolers? Here is the build: PCPartPicker part list / Price breakdown by merchant

CPU: Intel Core i5-4690K 3.5GHz Quad-Core Processor  ($248.98 @ DirectCanada)

Nah, the Hyper 212 EVO is perfectly fine for cooling a 4790K. However in your build I'd drop to a cheaper Z97 motherboard and get an R9 290 instead of a 970 and put the money you save towards 16GB of RAM. It will help more then a faster GPU when doing lots of things at the same time like gaming, streaming, and rendering.

The hyper 212 evo is a very good cooler for its price. I do reccomend eventually getting 16gb of ram before a SSD.

The i5 will not be good for editing or rendering or live streaming ... and the CM EVO 212 will do a good job of cooling unless you get crazy with the OCs

And if you can't get the GTX 970 get an R9 290x
