Looking for advice for NVR and Home Assistant

I have decent homelab server running Unraid as OS. Wanting to get away from monthy subs and set up automation cause my teenagers cant understand the concept of a light switch can be turned off when not in the room. im currently used blink for cameras and really want to get away from them. I live in an appartment so hard wiring is a no go, they are very picky I had to unhook my Blink door bell from the internal wiring.  I know there are several way about going around doing this with Pros and Cons on Both sides.  I have a budget of about $400 I need 6x Internal wifi cameras and some battery powered wifi external (All camera must be able to mount on the wall instead of standup type). I dont mind running a DVR Software in a VM (Currently have a 12Core 16gb ram windows 11 VM for other things running already) or a Docker. I know I could run a standalone NVR but I would perfer to use the Server.

2x Xeon Gold 6154    (C36/T72 Together)

384GB  DDR4/2666mhz Ram

4TB U,2 NVME SSD 

102TB  Hard Drives

Bottom line I got $400 I need 7 Camera's and a NVR Software. Please help and thankyou for any suggestions.

For home automation, use home assistant. Really nothing else even comes close. 
 

For NVR, look into blueiris. I have not used it personally, but I know it’s quite popular. May also be able to use home assistant (I do use home assistant to share NVR streams from a dedicated NVR to Apple HomeKit, but I don’t personally use home assistant as the NVR itself.
