I’d look at unraid. You can then set up separate VM’s for home assistant and any NVR’s you need.

TrueNAS Scale would fit your needs nicely.  You can run homeassistant as a docker and its zfs support is more mature than unraid's implementation.

ZFS isn’t friendly to different sized drives. Unraid is the best option for this use case.

Nonsense.  I had a 4x10TB raidZ1 array that had a failed drive.  Only had a 12TB drive on hand to replace it.  Works a treat!

Yes… it will work just fine. But if you have lots of different sized drives, you are greatly reducing the overall storage capacity of the array since a lot of the space on a lot of the drives will go unused…….
 

This is why unraid is very useful for folks who either are not financially able to build out a full vdev from day 1, or already have a bunch of mix matched drives.

And you lost 2tb of its capacity, effectively making it a 10tb drive...

 

Now imagine if you had a mix of 1tb, 4tb, 8tb and 12tb. The array would be built using all of the drives at the smallest drive size of 1tb in zfs.

Of course, I realized this.  It is certainly specific to one's situation.

 

If I had 5 8TB drives and a 10TB drive, I might not care about a 2TB haircut.

 

However, if I had 5 10TB drives and an 8TB drive, then sure I'd consider another option.
