@MightyMoose games take advantage of low latency RAM such as this DDR5 6000 CL30 down below. Here's a few changes to consider including that cooler that doesn't show up on PC Partpicker for whatever reason. That cooler will outperform a 240 AIO.  btw I would look at an 850w psu so you have some headroom just incase of power spikes.

7700 + 7900xtx + 32gb 6000c30

if you are going ddr5 may aswell go amd, 6000c30 cause pricing is really close to c32 and the cheapest futureproof a die kit (5600c28) is a red teamgroup kit at 125$ but its red, id reccomend that one instead if you are fine with painting em yourself

if you wanna stick with intel then stick with ddr4 cause ddr5 will not bring any major performance benifits compared to a 4000-4200 overclocked dual rank ddr4 in gear 1 or a 5200+ single rank ddr4 in gear 2. This also means you save money with ddr4 and you can wait for ddr5 to mature and have better ics available so when you inevitably upgrade to a newer ddr5 only platform youll have much better ddr5 choices and you wont be stuck with slow <6000 xmp if you arent into tuning, higher xmp does exist but theyre next to useless atm since they are very likely to not work on xmp settings and youll have to tune em anyways, may aswell save money with a 6000c32 kit and oc it to that 7600-8400 xmp

Here's what I would do with 2500 CAD: https://ca.pcpartpicker.com/list/HF2JjZ

This may not be the absolute most performance per dollar build, but it's pretty close while maintaining good quality for all components. The recent generations of Tomahawks are excellent for a relatively small premium over "it should be fine" boards, and the P5 Plus is just flat out better than the 980 non-Pro while being cheaper for some reason. The 4070 Ti has an excellent little GPU but was cursed with 12GB of VRAM, meaning you can't even get the full performance out of it in several existing titles, let alone future ones - Sacrificing power for a balanced product is better than having no other option in my opinion.

I would probably switch around a bit to fit in the budget a 7800X3D, but generally the same build. $20-$30 from the mobo, $20-$30 of the case, about $10-20 of the memory by going to CL32 , but with EXPO and the CPU fits right in.

Something like this:
