Internet is dog shit

I've been having a ton of issues with games lately. Really inconsistent and high ping. I have Xfinity internet "Up to 1200Mbps" with a Netgear CM1000V2 modem and a Netgear something router. It shouldn't be old gear or anything but Im very annoyed. I have a brand new Netgear AC1900 Wireless adapter as well. I've replaced everything because I felt that old hardware might be the issue. It doesn't seem other people in the family are having issues, but they also don't play games, they just stream movies and TV.
