I'm looking to build a new computer this year and I've got a couple components that I need some advice on:

Motherboard:

I'm set on getting a 5900x but I'm unsure of which chipset I should be getting x570 vs b550. I like that fact that b550 doesn't have a chipset fan and I don't think there's any benefit to having PCIe gen 4 yet but I could be wrong here. I will be going with an mITX size though.

Memory:

There was discussion when zen 3 launched around single rank and dual rank memory impacting performance. Is there a way to tell which type memory is? I can't find that type of information on the specs from MemEx/CC...

Storage:

For the NVME boot drive, I recall hearing there's a difference between drives with DRAM vs without. Essentially I want to have an m.2 NVME boot drive and then all my other storage would be on a separate SSD. What should I be look for?

GPU:

We all know the 3080s and probably the AIB 6800XTs are going to be hard to get this year but since I'm currently gaming at 1080p and will be upgrading to a 1440p ultrawide either of those will be great for me. I'll take the first one that's in stock I think. Now if I want to build in December is there a decent graphic card that I should look at getting then I could flip it once I get my hands on this gen's GPUs. Currently I have a 1070 so something that's close to same performance would be great. I don't want to reuse the card since I want to sell my existing system as a whole.

both x570 and b550 support pcie gen 4.  the main difference between the chipsets really comes down to networking and amount of usb ports.  x570 chipset boards are also generally built a bit better but some are not.  not too sure on memory personally as i havent looked into it but last i heard amd recommends a nice 3600mhz kit of ram so start there.  as for storage, the difference is a ssd with a d-ram cache is able to store small bits of data that are commonly used making it faster.  The higher end drives all have them.  i personally am using a wd sn750 as my boot drive and it is really fast.  as for gpu, i would try and wait to grab a 3070.  great price to performance as long as you can get one.

almost all NVME drives have vram, and NVME prices aren't much more than just a sata ssd, just go with one drive for all your stuff unless you have a large budget.
