Help, choppy graphic despite high FPS

Hi everyone. Before i start, just to let you know that i have done lots of googling and really cant find any conclusive answers 

 

I am using a RTX2080ti + 9900k on a 1440p 24" Monitor 

 

In game, i am getting really bad choppy / jittery un-smooth look in almost every game especially when my FPS are between 110-140... my refresh rate is 165hz , when my FPS is above the refresh rate, its butter smooth but when it dips to 120 or below it looks very choppy. 

 

I tried lowering my refresh rate to 144hz and even 120hz but it made  things worst 

 

I tried enabling gsync, no help at all

Only solution for that is to enable v-sync in game but it causes imput lag that i cant bare.

 

I never had this issue before on a lower end gpu like 1080ti before. 

 

How do i overcome this?

What speed RAM are you using?  As I found my frame time improved dramatically going from 2400Mhz to 3200Mhz.

Router:  Intel N100 (pfSense) WiFi6: Zyxel NWA210AX (1.7Gbit peak at 160Mhz)
WiFi5: Ubiquiti NanoHD OpenWRT (~500Mbit at 80Mhz) Switches: Netgear MS510TXUP, MS510TXPP, GS110EMX
ISPs: Zen Full Fibre 900 (~930Mbit down, 115Mbit up) + Three 5G (~800Mbit down, 115Mbit up)
Upgrading Laptop/Desktop CNVIo WiFi 5 cards to PCIe WiFi6e/7

What motherboard?

8700K @ 5.2ghz 1.29V, 4x8 Rev.E @ 4040 13-20-20-39 1.7V.

Have you tried locking the FPS to a certain limit?
It could also be slow RAM.

Hi im using a triden Z 3200mhz (XMP enabled) 16gb x 2

Yes i did tried locking to 144 / 165, no difference

 

The only way to actually stop this choppyness is to get more than 165FPS, which is hard to achieve in the games im playing especially on 1440p
