    this is what I would build, It's not 12th gen but it's also going to have a 970 so the extra 10-15% processor performance isn't going to be impactful compared to the price of an LGA1700 m-itx board+cpu
    - hyper212 should have no problem at all cooling the cpu
    - motherboard has built in wifi, nvme support for fast storage and decent IO
    - Ram is nothing special and you could step up to 3600mhz CL16 for $30-40 more but it won't be noticeable unless she plans to push the system hard
    - SSD - wasn't sure how much storage to put in so I went to 1TB as it's usually more than enough for games and files
    - Case is really nice with tempered glass and small enough to fit anywhere while still having space for a full ATX psu and decent size graphics cards. The stock fan isn't enough for this case to move enough air so I added a pair of 140mm noctua redux fans to populate the the front of the case. (more than enough cooling to stay silent even at high loads)
    - PSU is one of the standard go to's as well, fully modular to reduce cable bulk and more than enough power for the system, for $50 more you can get an 80+ platinum rated one but the PSU isn't going to be strained by the system so I wouldn't worry about it

    GTX970 is more than enough for those titles. You can easily max those games out at 1080p (maybe 1440p or 4K as well) without a problem. Getting you a build list, sec.

    I prefer 12400 instead of 12400F because having an onboard graphics will give the option to use the system without a graphics card if anything happens. CPU cooler is also optional, if you think you might add a RTX3060 or higher tier card, you might want to get a better power supply but other than that, just pick a case that you like the looks of.

    As someone who worked in a pc shop, I’ll be honest and say that we’re heavily incentivized to use specific parts that give us commission or high gross margin.

    First list is spot on. Their list is awful. The reasoning that Nvidia is better than AMD may be true in some cases, but not when the card they recommend you is significantly slower than the AMD option. And paying €130 more for a motherboard just so you get type c...that's ridiculous.

    Get a fractal design define r4/r5/r6/r7 case they are noise dampening and very discreet.

    the r5 3600 should run completely fine with a stock cooler, get a better monitor, your eyes will thank you.
     
    the 5700xt has better performance (about 5-10 frames) than the regular 5700, plus that one is cheaper than the one you picked. for the power supply the TXM has better efficiency you can and is a higher tier according to this PSU tier list and, its cheaper (again :D)

    The fixed THICC rx5700 (thicc II) has a good cooler but the red dragon is a tiny bit better so feel to choose. If it's the og thicc II (don't know until you have it) then it's a bad cooler.

    the 1060 is a boost from the 970. at most 10-15 frames at 1080p. does it justify getting a 1060. Depends really. the 1060 is more power efficient, newer (ie can use nvidia pascal drivers), more VRAM, and higher clock speed. 970 only has higher memory bandwidth. Personally if you have a 970 sell it and use the funds for a 1070. 
     
    again the build is crap... @deXxterlab97 build is way better...
